Invitation Homes Inc. is an American real estate investment trust that owns and leases single family rental homes. It is headquartered in Dallas, Texas, and is the largest owner of single family rental homes in the United States, with 86,192 homes in 16 markets as of December 2025.
The business grew out of Treehouse Group, a housing investment company formed in Arizona in 2005, which merged with the Dallas property manager Riverstone Residential in 2011. The private equity firm Blackstone acquired the company in 2012, forming Invitation Homes, which bought its first home in April 2012. Invitation Homes became a public company through an initial public offering in February 2017, merged with Starwood Waypoint in November 2017, and Blackstone sold its remaining stake in November 2019. Its largest markets include Atlanta, South Florida, Southern California, Tampa and Phoenix. The logo is a cluster of overlapping green shapes beside the words invitation homes, with invitation in charcoal and homes in green.
